To keep things straightforward, we've compiled a list of potential fees you may come across as a current or future resident. This allows you to easily understand your upfront and ongoing costs. To budget for your fixed monthly expenses, simply add your base rent to the Essentials and any Personalized Add-Ons you choose. Our aim is to make budgeting effortless, ensuring a smooth and enjoyable living experience.

  • Application Fee: $75.00 Charged per applicant over age of 18
  • Administrative Fee : $150.00 One time fee to save unit and lock in rent. Refundable if application is denied
  • Amenity Fee: $35.00 One time fee at move in for Amenity key fob
  • Valet Trash Fee: $35.00 Monthly
  • Washer / Dryer: $25.00 Monthly
  • Deposit Insurance: $15.00 - $30.00 Monthly fee based on credit in lieu of upfront deposit
  • Reserved Parking Fee: $25.00 Optional Carport rental monthly fee
  • Pet Fee: $300.00 One time fee at move in per pet
  • Pet Rent: $20.00 Per pet charged monthly
  • Insurance Compliance: $35.00 Charged if insurance policy is out of compliance
  • Late Fee: $200.00
  • Transfer fee: $250.00 - $500.00 One time fee of $250 to transfer at the end of the lease or $500 in the middle of lease

BREED RESTRICTIONS: Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bullmastiff, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.
